Bathed in natural light and thoughtfully designed across a spacious split-level layout, the home welcomes guests with a warm coastal palette, soaring ceilings and carefully curated interiors that immediately set a calming tone. Plantation shutters, hardwood floors and soft ocean glimpses enhance the sense of ease throughout, while multiple living zones ensure everyone can find their own space to relax, connect or retreat.
At the heart of the home, the expansive open-plan living and dining area draws in sunlight through large windows, creating a bright and uplifting space to gather. A TV is positioned within the main living zone, complementing the relaxed setting for easy entertainment. As the day transitions, the slow combustion fireplace adds a soft glow and cosy ambience, perfect for unhurried evenings together.

The sun-filled kitchen sits at the heart of the home, thoughtfully designed for both effortless entertaining and relaxed everyday living.
A generous island bench with casual seating for six creates a natural gathering point, where guests can enjoy informal meals together while taking in subtle glimpses of the ocean.
With gas cooking, quality finishes and an additional dining area, the space blends practicality with style, encouraging easy connection throughout the day.
Whether it’s a slow breakfast before heading to the beach, shared grazing plates of local produce, or an easy dinner after a day in the surf, the kitchen brings everyone together with ease and warmth.

Outdoors
Surrounded by established gardens, the outdoor spaces are designed to capture the relaxed rhythm of Avoca Beach living.
After a morning swim or surf, guests can refresh in the outdoor hot water shower before easing into the front yard for a barbecue or a slow, barefoot afternoon on the grass beneath the trees.
A large outdoor dining table set beside the open fireplace creates a welcoming backdrop for long, unhurried evenings under the stars and in the backyard, beautiful afternoon sun carries the space gently into the evening, offering the perfect setting to share a meal outdoors or simply unwind in the peaceful surrounds.

Parking
Parking includes space for two cars on the paved street-level area, two tandem spaces in the driveway, plus additional street parking nearby.

Pets
We’re sorry, but this property cannot accommodate pets of any breed, size, or age, without exceptions, as we strive to maintain the highest standards of comfort and cleanliness for all our guests.

Special Property Information
Our home is designed to host groups aged 25 and above as well as family retreats with prior approval required for extra guests or visitors. If you are unsure whether your group is suitable for our home, please reach out prior to booking. Kindly note that the account holder must occupy the premises throughout the reservation.

We are delighted to offer complimentary Wi-Fi for your convenience during your stay. You’ll receive the password and all necessary access details upon check-in. While we strive to ensure a reliable service, please understand that we cannot guarantee 100% uptime for the Wi-Fi, and no compensation will be provided for any disruptions. If a stable internet connection is crucial for you, we recommend having a backup plan. Thank you for your understanding.

Please leave our home neat & tidy to avoid extra cleaning charges. Our cleaning fees increase by 1.5x for Sunday check-ins and 2.5x for public holidays. For bookings of two weeks, the cleaning fee doubles, and stays longer than two weeks require mandatory fortnightly cleaning, billed to the guest, with optional linen changes available to book.
